When to Expect Inspections

At Property Genius, we conduct our first property inspection three months after the start of a new tenancy agreement. Subsequent inspections are scheduled once in the summer and once in the winter. These inspections are crucial for both landlords and tenants as they help identify any remedial maintenance issues and ensure that the terms of the lease are being honoured.

What We Look For

The inspection typically lasts about 10-15 minutes. During this time, we check the condition of various items in the property, test smoke alarms, examine windows and cold areas for mould, assess bath sealants, and evaluate garden upkeep. The primary focus is to ensure that the property is in good condition and that the terms of the lease are being followed.

Scheduling and Flexibility

We understand that our tenants have busy lives, which is why we offer flexible scheduling options for property inspections. Tenants are notified in advance and invited to select a time that suits them. We also offer an online self-check option, which has been especially popular during the Covid-19 pandemic. This online form allows tenants to complete the inspection at their convenience within a 14-day window.

What Happens If Issues Are Found

If any issues are identified during the inspection, they are noted in the report, and the property manager will take appropriate action. While the report is primarily for the landlord's benefit, tenants who opt for the self-check will receive a copy along with our comments on any reported concerns.

We want to assure our tenants that there's no need to panic or worry about these inspections. They are a routine part of being a responsible agent and landlord. The focus is not on cleanliness per se, but rather on the condition of the property and any maintenance issues that may need attention.
