Your Options During a Periodic Tenancy
Since 1 May 2026, assured tenancies run periodically, for example from month to month. There is no routine fixed-term renewal decision.
Continue the tenancy: no new agreement is normally needed. The tenancy continues until ended lawfully.
Request a change: tenants and landlords can discuss changes such as adding or replacing a tenant. Any agreed change should be recorded in writing and must comply with the Tenant Fees Act.
End the tenancy: a tenant can give the required written notice. The tenancy normally ends on the day rent is due or the day before.
Landlords cannot require a new fixed-term agreement or rely on a fixed end date. Contact Property Genius if you want to change the household or end the tenancy.
