When to Expect Contact

Assured tenancies in England now run on a rolling basis rather than reaching a fixed-term expiry. Property Genius will not ask you to renew simply because an old agreement contained an end date.

We may contact you periodically to confirm your plans, discuss maintenance, review contact details or explain a proposed change. This does not itself end or renew the tenancy.

You can normally end an assured periodic tenancy by giving up to two months’ written notice, ending on the day rent is due or the day before. A shorter period may apply under an existing written term or may be agreed with the landlord in writing.

The landlord must have a valid Section 8 ground, use the current prescribed form and give the required notice. Section 21 can no longer be used for new notices.
