Reposit for Landlords – A Secure, No-Cost Alternative to Traditional Deposits

Edited

We are pleased to offer Reposit, a deposit alternative designed to protect landlords while reducing upfront costs for tenants. This guide explains what Reposit is, how it works, and why many landlords choose it over traditional cash deposits.

What Is Reposit?

Reposit is an FCA-regulated deposit alternative that replaces the traditional 5-week cash deposit.

Tenants pay a one-off fee equal to one week’s rent (minimum £150), and in return, landlords receive 8 weeks’ worth of cover, backed by an insurance policy.

There is no cost to you as the landlord.

Benefits for Landlords

✔ 60% More Protection Than a Cash Deposit

Traditional cash deposits are capped at 5 weeks’ rent. Reposit gives you 8 weeks of cover, offering significantly more protection if issues arise at the end of a tenancy.

✔ Reposit Is Free for Landlords

There are no fees, no subscriptions, and no ongoing charges. Reposit is funded entirely by the tenant’s service fee.

✔ Faster Lettings & Higher Tenant Demand

Properties advertised with a “deposit-free option” typically attract more enquiries and let faster. This can help reduce costly void periods and keep your property occupied.

✔ Faster Dispute Resolution

If charges are disputed, Reposit works with independent, professional adjudicators, often resolving cases in around 14 days. Much quicker than government deposit schemes, which can take several weeks.

✔ FCA Regulated & Insurance Backed

Reposit is authorised by the Financial Conduct Authority (FCA) and protected by the Financial Services Compensation Scheme (FSCS). This ensures transparency, security, and a robust insurance structure behind every tenancy.

How Reposit Works (Step by Step)

1. Tenant Applies as Normal

Referencing and affordability checks are carried out exactly as they would with a standard deposit.

2. Tenant Chooses Reposit

If the tenant opts in, Reposit will automatically be added to the tenancy once referencing is passed.

3. Tenant Pays the Reposit Fee

Reposit sends the tenant an email to sign up and pay their one-off fee.

4. Your 8-Week Cover Activates

As soon as the tenant pays, you are protected for 8 weeks’ rent throughout the tenancy.

5. End of Tenancy

If charges are owed (e.g., cleaning, damages, unpaid rent), we submit these through Reposit’s platform with supporting evidence. The tenant can either accept and pay or raise a dispute.

6. Reposit Pays You Directly

If a claim is upheld, Reposit pays you directly, usually within 20 days, and then pursues the tenant separately. You are never left waiting for funds.

What You’re Covered For

Reposit provides cover for:

  • Rent arrears

  • Cleaning and damage

  • Replacement of lost items

  • Other valid end-of-tenancy charges

Utility bills are not covered.

What You Need to Know

  • Tenants must pass referencing to be eligible for Reposit.

  • The cover protects you, not the tenant, tenants remain liable for all valid charges.

  • Reposit handles all claim recovery, including legal action if required.

  • You can still choose to take a traditional deposit instead, if preferred.
