Fixtures and Fittings
Edited

8.13.1: Tenants are not allowed to remove any fixtures and fittings from the property or store them in places like the loft or garage without the landlord's prior written consent. If such items are stored, they must be stored safely and returned to their original places at the end of the tenancy.

8.13.2: Tenants are not permitted to bring their own equipment or effects into the property without the landlord's prior written consent. If consent is given, it should not be unreasonably withheld.

Intention of the Clause:

The clause aims to clarify the tenant's responsibilities regarding the fixtures and fittings in the property. It sets guidelines for what can be removed, altered, or added, ensuring the property remains in its original condition.

Why It's Important:
Fixtures and fittings are part of the property's overall value and condition. Unauthorized removal or alteration can lead to disputes and potential financial loss for the landlord. This clause provides a clear framework for tenants to understand what they can and cannot do concerning fixtures and fittings, thereby protecting both parties.
