We pride ourselves on offering a transparent and efficient maintenance service. We understand that both landlords and tenants want to know what costs are involved when it comes to repairs and maintenance. Here's what you can expect:

No Markup or Commission

We do not charge any markup or commission on maintenance work. Our primary goal is to resolve issues efficiently and cost-effectively.

Call-Out Fees and Material Costs

Typically, contractors charge a call-out fee of around £50, in addition to the cost of any materials required for the job. Subsequent visits may also incur additional charges, particularly if new parts need to be ordered and fitted.

VAT Considerations

Most of our contractors charge VAT, although this can vary depending on the trade and the specific issue at hand.

Cost Thresholds

For works estimated to be under £120, contractors will usually proceed immediately as this is the most cost-effective approach. If the estimated cost exceeds this amount, we will seek to obtain a quote for the landlord's approval. For roofing issues, the threshold is £200.

Efficiency Over Multiple Quotes

While it may seem prudent to obtain multiple quotes for every job, this is not always practical given the volume of work we handle. More importantly, it can delay the resolution of issues for tenants, which is something we strive to avoid.

Billing and Payments

Once an invoice is received from a contractor, the charges are added to the landlord's account. These are then settled either through rental income or funds held on account.

By being upfront about these costs, we aim to provide a service that is both transparent and efficient, ensuring that maintenance issues are resolved in a timely manner for the benefit of both landlords and tenants.
