As of 1 June 2019, the Tenant Fees Act has limited the types of fees that landlords and letting agents can charge tenants. Here's a breakdown of the permitted fees:

Rent

The primary cost is the rent, which is agreed upon before the start of the tenancy.

Tenancy Deposit

A refundable deposit is capped at 5 weeks' rent for annual rents under £50,000 and 6 weeks' rent for those over £50,000.

Holding Deposit

To reserve a property, a refundable holding deposit capped at one week's rent is required.

Early Termination

If you request to terminate the tenancy early, associated costs will apply.

Tenancy Variation

Any changes to the tenancy agreement are capped at £50 or the actual incurred costs if higher.

Utilities and Services

Payments for utilities, communication services, TV licence, and Council Tax are your responsibility.

Default Fees

Late payment of rent and replacement of lost keys or security devices are subject to default fees as outlined in the tenancy agreement.
