What Happens When Multiple Offers Are Received?
More than one application may be received for the same property. At Property Genius, we have a transparent and fair process to handle such situations, ensuring that both landlords and tenants are treated equitably.
How Are Offers Reviewed?
All offers received are forwarded to the landlord for consideration. The landlord evaluates each offer based on various factors, such as the advertised rent, proposed move-in date, occupancy requirements and affordability. We use fair, consistent criteria and remind landlords that applicants must not be disadvantaged because they have children or receive benefits. Offers above the advertised rent cannot be invited, encouraged or accepted.
First-Come, First-Serve Basis
A holding deposit is requested only after an applicant has been selected. It must not be used to run an informal race between applicants. This deposit is equivalent to one week's rent and is credited against your move-in money.
Communication is Key
We understand that submitting an offer can be a nerve-wracking experience, especially when multiple offers are on the table. Rest assured, we keep all parties informed throughout the process, notifying you as soon as the landlord makes a decision.
