International Applicants: Navigating the UK Rental Market

Renting a property in the UK as an international applicant comes with its own set of challenges and requirements. At Property Genius, we aim to simplify this process, ensuring that you have all the information you need for a successful application.

What will you need to provide?

Proof of identity (ID): to prove you are who you say you are and you have the right to live in England.

International applicants must meet the same basic eligibility criteria as UK residents. However, additional documentation may be required, such as:

  • Non-British citizens may be able to provide a share code to prove your immigration status, for usto undergo the check online. You can find more information about this check on the government’s website.

  • Valid Passport

  • Visa or work permit proving the right to reside in the UK

Proof of income, employment or self-employment for the past three months: to prove you can pay the rent.

  • E.g. pay slips, UK tax returns, savings, or a reference from your employer, to confirm that you'll be able to pay your rent. Salaries would normally need to cover 2.5 times the yearly rent.

  • You also have the option to pay the rent upfront, if you don't have or can't prove your recurring income.

  • If you are a student, you'll need to show proof of sponsorship and/or confirmation of your university place.

Permission for a credit check: to check your credit history, if you have lived in the UK within the past 3-6 years.

  • Otherwise, you'll need to provide proof that you've been living overseas

Keep someone in mind as a guarantor: someone who agrees to pay the rent or any damages if you can’t.

  • They must be a UK resident for at least the past six months, will need a salary of 3x the rent to pass referencing. They'll go through a similar referencing process.
