Understanding Tenant Eligibility Criteria: A Comprehensive Guide for Prospective Tenants

We aim to make the letting process as transparent and straightforward as possible. If you're considering renting a property through us, it's essential to understand the eligibility criteria to ensure a smooth application process.

Age Requirement: Applicants must be at least 18 years old to enter into a tenancy agreement.

Identification: Valid photo ID, such as a passport or driver's license, is required. Proof of current address, like a utility bill or bank statement, is also necessary.

Income Requirements: Generally, your gross annual income should be at least 30 times the monthly rent. For example, for a property that costs £800 per month, you'd need to earn at least £24,000 annually. In some cases, we may require an employment contract or recent payslips as proof.

Credit History: A credit check will be performed to assess your financial reliability. A poor credit score may require a guarantor.

Previous Landlord References: If you've rented before, we'll need a reference from your previous landlord to confirm timely rent payments and proper care of the property.

Guarantors: In certain cases, such as for students or those without a rental history, a guarantor may be required.

We use Goodlord, an external company, to facilitate our online reference checks, making the process efficient and secure.

By meeting these criteria, you increase your chances of a successful application and a hassle-free tenancy.
