Age Requirement: Applicants must be at least 18 years old to enter into a tenancy agreement.

Identification: Valid photo ID, such as a passport or driver's license, is required. Proof of current address, like a utility bill or bank statement, is also necessary.

Income Requirements: Generally, your gross annual income should be at least 30 times the monthly rent. For example, for a property that costs £800 per month, you'd need to earn at least £24,000 annually. In some cases, we may require an employment contract or recent payslips as proof.

Credit History: A credit check will be performed to assess your financial reliability. A poor credit score may require a guarantor.

Previous Landlord References: If you've rented before, we'll need a reference from your previous landlord to confirm timely rent payments and proper care of the property.

Guarantors: In certain cases, such as for students or those without a rental history, a guarantor may be required.

We use Goodlord, an external company, to facilitate our online reference checks, making the process efficient and secure.
